A VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs, available to eligible veterans, active-duty service members, National Guard and Reserve members, and some surviving spouses. It offers a zero down payment and no monthly mortgage insurance, making it one of the strongest loan programs available. Eligibility and the Certificate of Eligibility

Eligibility is based on your length and character of service. Most veterans, active-duty members, and National Guard and Reserve members who meet service requirements qualify, along with many surviving spouses. You confirm eligibility with a Certificate of Eligibility (COE), which we help you obtain. VA loans are for a primary residence, and you can use one to buy a 2-to-4-unit property if you occupy one of the units.

2026 VA Funding Fee (Purchase)

No down payment: 2.15% first use / 3.3% subsequent use
5% or more down: 1.5% first use / 1.5% subsequent use
10% or more down: 1.25% first use / 1.25% subsequent use

Instead of monthly mortgage insurance, VA loans have a one-time funding fee that can be financed into the loan. It is waived entirely for veterans receiving VA service-connected disability compensation, Purple Heart recipients, and eligible surviving spouses.
