Do VA loans require a down payment?
No. Eligible borrowers with full entitlement can buy with zero down payment, subject to lender approval.
Do VA loans have mortgage insurance?
No. VA loans have no monthly mortgage insurance (no PMI). Instead there is a one-time VA funding fee that can be financed into the loan.
How much is the VA funding fee in 2026?
For a purchase with no down payment, it is 2.15% for first use and 3.3% for subsequent use. With 5% or more down it is 1.5%, and with 10% or more down it is 1.25%. It is waived for veterans with a service-connected disability, Purple Heart recipients and eligible surviving spouses.
Is there a VA loan limit?
Borrowers with full entitlement have no VA county loan limit since 2020, and can borrow above the conforming limit with no down payment, subject to lender approval.
Who is eligible for a VA loan?
Eligible veterans, active-duty service members, National Guard and Reserve members who meet service requirements, and many surviving spouses. Eligibility is confirmed with a Certificate of Eligibility (COE).
Can I buy a multi-unit property with a VA loan?
Yes. You can buy a 2-to-4-unit property with a VA loan as long as you occupy one of the units as your primary residence.
